The lanai tie-in problem
Almost every Cape Coral home has a screened pool enclosure, and most of those have a low-slope or flat roof section that ties into the main pitched roof. On homes built in the 1980s and '90s that joint was flashed once, thirty years ago, and it's the single most common leak we find. The fix isn't more sealant; it's cutting back the covering, installing proper step and counter flashing or a peel-and-stick transition, and tying it into the flat roof membrane. Can a tile roof be repaired, or does it have to be replaced?
Usually repaired. Concrete tile lasts 40 to 50 years; it's the underlayment under it, rated for 20 to 25, that fails. If the leaks are in one or two areas, we lift the tile there, replace the underlayment and relay the tile. If the underlayment is failing everywhere and the roof is 25-plus years old, a full re-underlayment — reusing your tile — is often the honest answer, and it's cheaper than a new tile roof.
My roof was repaired after Ian and still leaks. Why?
Because a lot of post-Ian repairs were done fast, by out-of-town crews, without going in the attic. Water tracks along trusses and shows up far from where it enters. We start from the attic and work back to the source. If a previous repair was done under a warranty, we'll tell you so you can go back to them first.
Will a repair keep my insurance happy?
A proper repair with photos and an invoice from a licensed roofer is exactly what an underwriter wants to see. What they don't want is a patch of roof cement over a problem. If your roof is over 15 years old and the insurer has asked for an inspection, we'll do the repair and the inspection report together.
Do I need a permit for a roof repair in Cape Coral?

What about the 25% rule?
