Paying for a roof in Cape Coral
How insurance fits, how financing works, and what the state program can add — with the rules Florida wrote for roofers followed to the letter.
Insurance
Three situations come up. Storm damage: we document and photograph, you decide whether to file, and if you do we meet the adjuster and build to the approved scope — see how claims work. Roof-age letters: a free inspection and, when it's true, the remaining-life letter under F.S. 627.7011; otherwise an honest conversation about repair, re-underlayment or replacement — see the roof age guide. Wind mitigation: the OIR-B1-1802 report that turns your roof's code details into premium credits, free with any replacement.
What we don't do, because Florida law (F.S. 489.147) forbids it and because it's how the last claims crisis happened: solicit claims, pay or waive deductibles, offer gifts for filing, or take assignment of benefits.
Financing
Most roofs here are financed at least partly. Through our lending partners we offer 12-month same-as-cash promotions and fixed-rate terms up to 10 years, approved before work starts, with no prepayment penalty — useful when an insurance check or a My Safe Florida Home reimbursement is coming later. Approval is a soft-pull application that takes a few minutes; we don't see your credit details.
My Safe Florida Home
For pre-2008 homesteaded homes insured under $700,000, the state matches 2-to-1 up to $10,000 for wind-mitigation improvements, including the code parts of a re-roof. How it works.
Payment terms
Written, itemized price good for 30 days. Deposit at signing to order materials (larger for tile and metal, which are ordered to your roof), balance on completion after the final inspection passes. Card, check, ACH or financing. Nothing is paid to a crew on the roof.
