Five things that move the number
1. Roof size and shape
Squares are squares, but a hip roof with four valleys and a lanai flat section takes more labor and more flashing than a simple gable. Cape Coral's typical ranch with a hip roof and a screened enclosure sits in the middle.
2. What's under the old roof
Homes built before 1990 almost always need some decking replaced — the plywood at the eaves and around old leaks delaminates. We quote an allowance per sheet so there's no argument at tear-off.
3. Layers and material coming off
One layer of shingle is the base case. Two layers, or tile (heavy, slow, and it has to be stacked or hauled), costs more to remove.
4. The covering you choose
Shingle is the base. Metal roughly doubles it; tile doubles it and adds weight and time. Within each, the grade matters: a 26-gauge 5V roof and a 24-gauge Kynar standing-seam roof are both "metal" and $15,000 apart.
5. Access and the lot
Two-story homes, steep pitches, tight side yards, a dock and lift you have to protect, a pool cage against the house — all of it adds hours. Canal lots need the debris staged away from the seawall and hauled from the street.
What the insurance company sees
A new roof does two things for your premium. It resets the roof-age clock under F.S. 627.7011, so the carrier can't decline or non-renew for age until it's 15 years old. And a code-built roof earns wind mitigation credits — sealed deck, secondary water barrier, deck nailing, roof-to-wall straps — that commonly take 20% or more off the wind portion of the premium. Paying for it
Most Cape Coral roofs are paid three ways: out of pocket, through financing (12-month same-as-cash and longer fixed-rate terms — see insurance & financing), or, after a storm, partly by an insurance claim with the deductible and any non-covered upgrades paid by the owner. For older homes with a homestead exemption, the My Safe Florida Home program can put up to $10,000 of state money toward the wind-mitigation parts of a re-roof.

Be careful. At 2026 material and labor prices, a code-built shingle roof on a 2,000-square-foot Cape Coral home with a sealed deck, six-nail pattern and a permit is hard to do under $12,000. A much lower number usually means no permit, no secondary water barrier, four nails, or a crew that won't be here next year.
How much does a tile re-underlayment cost?
$16,000–$30,000 for a typical home, reusing your tile. It's a permitted re-roof that meets current code and it's the smartest money in tile roofing when the tile itself has life left.
Does the price include the permit?
Ours does, itemized. The City of Cape Coral requires a licensed roofing contractor to pull it, and an unpermitted roof causes problems at sale and claim time.
How long does it take?
Shingle: one to two days. Metal: two to four after panels are made. Tile: three to six. Add a day if a lot of decking needs replacing.
Can the old roof stay on and be covered?
Code allows one layer of shingle over shingle in some cases, but you lose the sealed deck, the decking repair and the wind credits. We don't recommend it here.
